The Urbanism Department of Donostia-San Sebastián provides 3,500 homes for ongoing projects
- The newspaper Noticias de Gipuzkoa has published the projects being carried out by the Urbanism area of the City Hall of Donostia-San Sebastián. There are thirteen urban projects in which housing construction is planned, with a total of 3,500. Of these, 1,200 homes would be public and social, all of them for rent – 34% of the total.
Most of the homes, some 2,500, are planned for the Urumea environment: Loiola, Txomiñenea, Antzieta and Sarroeta. The characteristics of each of them will become concrete when it comes to achieving some of the projects that have been worked on in recent years. This figure does not provide for the 1,600 homes to be built on the Loiola headquarters plot.
The most advanced project is the transformation of the Garden City of Loiola. Last June, the City Council approved the Urbanization Action Program, through which the urbanization works will be launched. The Department of Urban Planning contemplates the construction of 292 dwellings, of which 184 will be free price, 46 appraised price and 46 public. The budget amounts to EUR 11.3 million, and the consistory hopes that the work will begin this year. The second phase of the new Txomiñene neighbourhood will be possible later. In fact, it is essential to demolish Martutene's prison, and that will not happen before 2023. For the second phase, 539 dwellings are planned, of which 86 are free price, 91 are appraised and 182 are official protection.
In the vicinity of the Urumea there are two other urban projects. In the Geese there are 471 homes, 283 free price and 188 public price. In Martutene, where the gas station was, there is a project to build fourteen homes. In the vicinity of the Portutxo area, 41 homes are expected to be built, of which 25 would be free-price, eight of them appraised and eight other public rentals. On the other hand, the construction of about 1,000 housing units in the Sarroeta area, half of them of official protection, is planned.
Other areas
As for other urban projects, the most significant is the Ibaeta Inferno area. Following the adoption of the interim modification of the General Plan, it continues. Provision is made for the construction of 540 homes, 270 free and many other protected housing units. In the vicinity of this area, in Illarra, provision is made for the construction of 262 homes, 131 free and other protected.
The Urbanism department is studying the possibility of building new homes also in Añorga Txiki. Because the industrial estate located in the vicinity of the station is empty, 248 dwellings are planned in this area. 156 would be linked to the market price, 46 would be valued and 46 would be public. Finally, there are smaller urban projects. On the slopes of Ulía, Rodil plans to build 46 houses, of which 38 would be free, 4 appraised and many other public. In Aiete there will be 38 luxury homes and in Intxaurrondo 54 will be built on the Paseo de Zarategi and 48 on Luisa Enea.
