Eh Bildu de Donostia-San Sebastián has analysed the change in the hotel sector between 2016 and 2021 and concluded that since 2016 there are at least 2,030 more hotel rooms in Donostia-San Sebastián. The Abertzale coalition stated that this increase in the number of hotels "is not an isolated phenomenon" and added that to this increase in the number of hotel rooms must be added the increase in tourist apartments.
In the last five years, licenses have been granted for the construction of 34 new hotels in Donostia-San Sebastián, of which 23 are already open. They are in five procedures and five more works. The last one, Urdaneta Street, is about to be opened. On the other hand, according to data from the BiziLagunEkin platform, 559 new illegal tourist apartments have been detected above the first floor, according to the previous regulations.
By area, the area where more hotels have been opened is the Central Area of Donostia-San Sebastián, with ten new open hotels, two in process, one in construction and another in construction, with a total of fourteen hotels. In all these hotels there will be a total of 806 rooms. This accounts for almost 40% of the new hotel rooms in the city. Riberas de Loiola is the second neighborhood to open more hotel rooms: There are 325 new classrooms in the neighborhood, 16% of which have been opened in Donostia-San Sebastián. The third is that of the Old, with 274 new classrooms, which account for 12.17% of the city.
Eh Bildu has stated that the rise of this tourist house "has had a great impact" on the price of renting and housing. In particular, the average price of housing in Donostia-San Sebastián is €405,258, which represents an increase of 10.99% in the last year. The prices of the other two capitals in the Basque Autonomous Community are lower: In Bilbao the average price of housing is 244,000 euros, while in Vitoria-Gasteiz the average price of it is 216,000 euros.
